The links below let you view the Vale applications yet to be determined (CURRENT) and those which have been determined (DECIDED) since January 2021. In considering applications the Vale normally considers only the MATERIAL considerations. A list of current material and non-material considerations is below.


Material planning considerations include:

  • Traffic generation
  • Noise and disturbance
  • Character of the area
  • Green Belt
  • Conservation Area
  • Design, appearance and layout
  • National and local policies

The following will not be taken into account:

  • Loss of value to a property
  • Loss of view
  • Personal disagreements
  • Boundary disputes
  • Covenants
  • Commercial competition
  • Construction disturbance
  • Sunday trading
  • Matters controlled under other legislation such as the Building Regulations
